Methodology to calculate embodied carbon in a building’s construction life cycle

This paper builds on RICS’ Methodology to calculate embodied carbon of materials Information Paper, published in July 2012, and widens its scope by 1) turning this Information Paper’s UK recommendations into global recommendations and 2) extend the measurement methodology in order to cover whole carbon accounting across the life cycle of a building. The different stages of the building’s life cycle will be broken down as follows: design; materials and product manufacture; distribution; assembly on site; and carbon sequestration. The main aim is to provide a framework of practical guidance for quantity surveyors on how to calculate embodied carbon emissions associated with their projects. Additionally, some good practice carbon reduction solutions have been listed. This presents an opportunity for the QS to offer this advice as part of the standard cost planning service. This guidance should help the project teams and clients make decisions about embodied carbon. RICS expects BIM (Building Information Modelling) to have a major impact in carbon quantification and mitigation in future, however, there will always be a need for early feasibility studies. This guidance note is not intended to replace any of the guides that already exist (e.g. PAS 2050, Green House Gas Protocol), but to make carbon calculation more accessible to the QS community. The New Homes Bonus

The Department for Communities and Local Government has been citicised by the House of Commons Public Accounts Committee for not assessing the impact of the New Homes Bonus two years into the scheme. The Bonus was introduced in 2011 in the expectation that it would provide a financial incentive to local authorities to help overcome known barriers to the building of new homes. Up to £7.5 billion will have been given to, or redistributed between, local authorities by 2018-19.

This new edition of the RICS Valuation – Professional Standards, the Red Book as it has become widely known, is the culmination of a comprehensive review of the content, framework and format of the 2012 and earlier editions. It also includes new material relating to business valuation and intangible assets. This 2014 edition adopts and is fully compliant with the International Valuation Standards (IVS), which are reproduced as an annex in both hard copy and digital versions. RICS not only embraces these high level valuation principles itself but also supports the adoption and implementation of such universal standards globally. While the RICS Red Book continues to cover in considerable detail the valuation of assets in the form of real estate (land, buildings and interests therein), its coverage extends to all types of asset, including associated liabilities where appropriate.
