Practical implications of immigration checks on new lettings

Immigration checks on new lettings are required by the Immigration Act 2014, initially in parts of the West Midlands from 1st December 2014 but later to be rolled out nationally. Most local authority and many housing association lettings will be exempt, but lodgers are covered by the scheme regardless of tenure. Social landlords need to be aware of the requirements both where it applies to their own lettings and to any lodgers which their tenants may have, and because of the expected impact on the private rented sector and on migrant communities. This ‘Practical Implications’ briefing explains how the checks are intended to operate, answers questions which social landlords may have and suggests how you can meet the new requirements and respond to their effects.

This Lease Events Review for the year 2013 and the half-year to June 2014, produced by IPD, provides empirical evidence on the likelihood of different lease events and outcomes. The analysis for the end of 2013 is based on a sample of over 90,500 leases, held in the IPD UK Annual and Quarterly Property Universe. The lease events section of this report examines the influence of three key types of lease event on the property investment market: lease expiries, break clauses and changes in rental conditions upon lease renewal.

In October 2014, WSP held a roundtable discussion with the Architect’s Journal to identify the industry’s views on the idea of capitalising on existing land by building homes above fire stations, hospitals, government administration buildings and other facilities. The consensus of the group was that while the idea has merit, and there are several examples of similar schemes already underway, there are some specific challenges to address.

The total volume of London office space under construction has fallen to a three-year low as completions reach a ten-year high, according to the latest Crane Survey from Deloitte Real Estate. The volume of new space started has almost doubled since the last survey, driven by a number of significant new schemes in the City.
