This project examines the Land Leverage Hypothesis through a detailed study of data from the city of Perth, Western Australia. Through the land leverage framework, this research paper examines property assets as a form of composite asset where major components of value are commonly classified as comprising a land and an improvements (structural) component as relevant proportions of the total value of the asset. The term, Land Leverage, reflects the proportion of total property value embodied in the value of land as distinct from improvements.

RICS launches new construction standards. London 24 April 2012

At this event the RICS released new guidance for quantity surveyors and other members working in the construction sector. The guidance includes an updated version of New Rules of Management (NRM) 1: Order of Cost Estimating and Cost Planning for Capital Building Works and the new NRM 2: Detailed Measurement for Building Works alongside two new guidance notes looking at conflict avoidance and dispute resolution and retention, which will form part of the RICS construction standards (the Black Book).

Developers are reporting that the availability of debt for land purchase and development has deteriorated rapidly in recent months, with implications for housing delivery, according to the latest survey from Jones Lang Lasalle.  The industry does not anticipate significantly increasing delivery in response to planning reforms, but has higher hopes for the government’s NewBuy Guarantee scheme. The report aims to provide some clarity for developers, funders and planners.
