This primary research report summarises the current thoughts, awareness and understanding towards issues such as climate change, the 2016 zero carbon definition, airtightness and renewable technologies. Containing a detailed examination of responses from occupiers, house builders and housing associations, the report assesses the priorities of industry and the consumer when building or purchasing a new home. It looks at views that could impact new homes of the future and sets the context for the research and presents the key findings, recommendations and current details of the definition of zero carbon homes.

Montgomery Primary School is the UK’s first “zero carbon” in use and “climate-change-ready” exemplar school built to the Passivhaus standard. Its design and solar generating electrical power plant enable its electricity bill to be zero each year.

Edge: Excellence in Design for Greater Efficiencies

The International Finance Corporation (IFC), a member of the World Bank Group, has launched a Green Buildings Certification System (EDGE) to encourage companies to invest in sustainably-designed buildings. The three main goals of this green building initiative are to: save operating costs by boosting efficiency; reduce companies’ carbon footprints; and create more jobs through green design innovation. The IFC aims to make environmentally sound design more accessible to all companies rather than just those in the high-income bracket. EDGE works as an assessment tool at an early stage in the building design process, providing companies with information on reducing water, energy, and general operational costs.

Efficiency tools used to cut building time

Housebuilder Stewart Milne has cut the time taken to build three energy-efficient houses by around a third using efficiency tools. The timber frame specialist used BRE’s CLIP (Construction Lean Improvement Programme) methodology and CALIBRE waste management tool to help reduce the time taken to build the houses from the usual 16 weeks to 10 weeks, while adding extra energy-efficiency measures to the designs.

Improving thermal performance in traditional buildings. Greenwich, 15-16 November 2011

This event, organised by the Conference on Training in Architectural Conservation, discussed improving thermal performance in traditional buildings. The conference supported the principle of the government’s Green Deal energy efficiency programme, but expressed strong concerns about the potential physical damage it may impose on buildings of traditional construction. Research also shows that calculated SAP values consistently underestimate the performance of traditional buildings, so works may not deliver expected savings. The conference passed a resolution to ask the government to require Green Deal advisers and installers to have an demonstrable understanding and expertise in traditional building construction, and to be able to advise property owners with options appropriate to their buildings. The government also needs to ensure a joined-up approach between planning, building control and conservation. The conference also proposed that the Green Deal is linked to the national house condition surveys of the home nations to provide effective monitoring of its effects. Whole-life carbon footprint measurement and offices

This report, published by the British Council for Offices, is intended to be useful to all those who own, build, let and/or occupy commercial real estate. The report explains what a whole-life carbon footprint is, which is part of a new set of European standards for the sustainability of construction. Using this standard, the report clarifies how a whole- life carbon footprint is calculated, and explains which sources of data may be used. To illustrate the methodology given, the report provides examples of whole-life carbon calculations for four different office types found across the UK: Central London air-conditioned offices; Central Business District Regional City air-conditioned offices; Central Business District Regional City non air-conditioned offices; Out-of-Town Business Park air-conditioned offices. Publications are available on request to students.
